The application pack costs £295 with us: forms, statements, an Ordnance Survey location plan and a block plan, for owners who already have their drawings. The council's £548 householder fee is paid to the council.

Drawings alone are not an application. The government's guidance says a valid application needs four things together: the form, the national information requirements, the correct fee and any local requirements (MHCLG). The pack covers the paperwork around your drawings.
What is in it?
The form, an ownership certificate with the agricultural land declaration, a location plan and a block plan, plus any statement the application needs. The location plan is usually at 1:1250 or 1:2500, with the site outlined in red and other land you own outlined in blue.
The red line is where packs go wrong. It must match the land on the ownership certificate, so we draw both from the same source. Our what planning drawings include post lists the other sheets.

Which statements might you need?
Only those the law or the council's local list requires. A design and access statement is needed for major development and for dwellings or 100 sq m of floor space in a designated area such as a conservation area (article 9). Local requirements count for validity only if they are on a published local list (MHCLG). We check yours first.
Do you submit it too?
That is a separate step, priced in our submission post. The pack is the paperwork; the submission is sending it and dealing with the officer.
Frequently asked questions
Are my drawings good enough? They must be to an identified scale with north shown. We tell you if they are not.
Does the pack include the council fee? No. The fee goes to the council.
Can I do it myself? Yes. We prepare it so the red line, certificate and forms agree.
Do I need it if I use your full planning service? No. The pack is already inside that service, at £645 drawings + £150 survey (£795 total).
If the application goes through the Planning Portal, the Portal adds its own service charge: nothing, £99 or £149 including VAT, depending on the application type and complexity, paid to the Portal at submission and not normally refunded with a council fee (Ashford Borough Council, Planning Portal service charges, 11 September 2026). It is not ours and not the council's. Other submission routes exist; where your council accepts one without a charge, we can use it.
