Planning and building drawing services, every fee published
Pick the service that matches your project, read its fee and what it delivers, and instruct us when you are ready. No form stands between you and a price.
Fixed Fee Plans publishes the fee for all 15 of its drawing and advice services, from £150 for a measured survey to £895 for a complete planning application. Each row below links to its own page. Council fees are the council's charge, not ours, and sit beside each service.
“From” marks a floor, not a hidden extra: the service page shows what moves the fee. The full price list also breaks out individual stages.
Which service do I need for an extension, a loft or a garage?
Start by finding out whether the work needs planning permission at all. Many rear extensions and loft conversions fall within permitted development, and the free permitted development checker says so even when that means you need less from us. If an application is needed, the complete planning service is £895. If it is not, a certificate of lawfulness, from £950, gives you written proof for a future buyer or lender.
Building regulations are a separate approval that most extensions and loft conversions need whichever way planning goes, so building regulations drawings at £795 usually follow. Where a wall comes out or a beam goes in, structural calculations (from £495) go to building control with them. The extension and loft pages set out each route in order. A garage conversion often needs no planning application, so that check comes first and the plans start at from £695.

What does each fixed fee include?
Each service page lists its stages and what each one delivers. The complete planning service is five stages: measured survey £150, existing drawings £200, proposed drawings £250, planning application pack £150 and submission and agent service £145. The drawings are CAD files you keep.
Council fees are never folded into ours. A householder application costs £548, a full application on a dwellinghouse £610, and a certificate of lawfulness for proposed work half the equivalent fee, £274 at householder scope. We pay it at submission, send you the receipt and add nothing to it. Source: Town and Country Planning (Fees for Applications) Regulations, annual indexation from 1 April 2026. The party wall, garage conversion and pre-application fees are quoted plus VAT, and their service pages say so.
How do payment stages work?
Every package splits into stages, and a stage falls due when its work is delivered. Stage one of the planning service is the £150 measured survey, and nothing is due until it is booked. You can stop after any stage and owe nothing further. The price list shows the ladder for the planning, building regulations and certificate services, and the fee calculator adds the council fee beside ours for your project.
