Fixed Fee Plans draws planning applications, building regulations packs and certificates of lawfulness for homeowners and landlords across London and the home counties. Our fees are published in full, and we pay the council's fee on your behalf at cost. The price list is the whole story.

Why does a London drawing practice publish its prices?

Because the usual alternative is worse for you. In September 2026 we examined the websites of eight competitors. Three hide their prices behind a form. One asks for a £499 payment before it will quote. Two publish only vague "from" figures. One lists two different prices for the same service on two of its own pages. Source: our own review of those eight sites, September 2026.

Publishing is what we have to offer that the others do not. Every figure on this site is read from one price file, so the number in the page copy, in the fee calculator and in the structured data cannot disagree. If a price ever moves behind a form, this site has stopped doing the one thing it is for.

How do we work, and when do you pay?

The planning permission drawings service is £895 in five stages, and each stage is payable only once it has been delivered. The survey comes first, so the first thing you pay for is the first thing you have.

What do we draw?

Fourteen services have their own page, and the rest are stages of the planning service that you can buy on their own. Every one carries a published price, listed here from the same file as the rest of the site.

Most projects need more than one of these. A loft conversion that is permitted development needs building regulations drawings and often a certificate of lawfulness, but no planning application. A rear extension in a conservation area may need all three. Part of the job is telling you which you actually need, in that order, before you spend anything.

What if the job turns out to be different from the brief?

We price against the brief, and the survey tests the brief. If the building on the day is not the building you described, we say so and ask what you want to do, and the work stops there until you have answered. There is no invoice for extra work afterwards, and paying for each stage on delivery keeps it that way.

What will we not do?

We will not publish an approval rate we cannot show the sums for. Our review found four competitors advertising rates of 94%, 96%, 98% and 99% with no methodology, no sample size and no date range. We have no track record of our own to publish yet, so we publish none. When we do, it will be a fraction with its dates, such as "104 of 112 approved", and it will say where the numbers come from.

We will not show star ratings or customer reviews until real ones exist on a platform you can check for yourself. We will not create a second business with an invented local address for each borough. And we will not steer you to a bigger job. The permitted development checker says plainly when your project needs no planning application, even though a planning application is our £895 product. It is free, and it sits behind no email address.

What can you check for yourself?

Four things on this site can be verified without taking our word for it. The fees are on the price list and nowhere else. The council fee, currently £548 for a householder application, is set by the Town and Country Planning (Fees for Applications) Regulations, annual indexation from 1 April 2026. The permitted development limits we quote come from named regulations, such as Schedule 2, Part 1 of the Town and Country Planning (General Permitted Development) (England) Order 2015. And any statistic that ever appears here will carry its source and its date.

We have not yet published a record of our own, because we do not have enough of one. Until we do, we would sooner leave the space empty than fill it with a rounded percentage.

Where do we work?

All 33 London boroughs, at the same published fee, plus the home counties. What changes from place to place is the council, not our price: its validation checklist, its Article 4 directions and how it treats conservation areas. The guide to whether you need planning permission explains the rules that apply everywhere.
