No obligation. Nothing is sent until you ask; your enquiry comes to us and nowhere else.
A complete planning drawing service costs £895 at Fixed Fee Plans, covering the measured survey, existing and proposed drawings, the application pack and Planning Portal submission. Building regulations drawings are a separate approval at £795, and a certificate of lawfulness starts at £950. Your council's own householder application fee of £548 is paid separately to the local authority.
The package: planning, building regs and structural, from £1,249
Most extensions and loft conversions need all three. Bought together they share one survey and one set of drawings, so the package costs less than the three bought one by one. The stages are paid as each is delivered, like every other package.

Council fees are not in either column. Householder planning fee paid to your council at submission; the building control charge is separate and set by your council or a registered building control approver. The package covers one extension or loft conversion with standard beams and lintels; structural work beyond that is priced at the separate structural rate.
Council fees are set by the Town and Country Planning (Fees for Applications) Regulations and rose 3.8% at the annual indexation on 1 April 2026: £548 for a householder application, £610 for a full application on a dwellinghouse, and half the equivalent fee (£274 at householder scope) for a lawful development certificate for proposed use. We pay it on your behalf at submission and send you the receipt. We do not mark it up.
If the application goes through the Planning Portal, the Portal adds its own service charge: nothing, £99 or £149 including VAT, depending on the application type and complexity, paid to the Portal at submission and not normally refunded with a council fee (Ashford Borough Council, Planning Portal service charges, 11 September 2026). It is not ours and not the council's. Other submission routes exist; where your council accepts one without a charge, we can use it.
