Planning drawings in Westminster, £795 fixed
Westminster's July 2026 validation list asks for walls to be demolished hatched in red, glazing-bar sections for replacement windows, dated and numbered photographs keyed to the plans, and a linear scale bar on every drawing. We draw to it, so your application is valid when it arrives.
Householder application fee, paid to your council at submission.
Plus the Planning Portal's own charge if the application goes through the Portal: up to £149 including VAT, depending on the application type, and some types have none (source).

What Westminster Council asks of a householder planning application
From the council's Local List of Planning Application Validation Requirements, July 2026 (L1 and L2) (adopted July 2026).
- Westminster requires all plans and drawings to be drawn to an identified scale (for example 1:50 or 1:100), to show north on plans, to be labelled appropriately, and to carry a linear scale bar. Its list points applicants to the council's drawing naming conventions. (source, checked 25 October 2026)
- Where demolition is proposed, demolition plans, sections and elevations must highlight the areas to be demolished hatched in red and show the footprint and elevations of existing buildings against the proposed, clearly marking which walls come down. (source, checked 25 October 2026)
- For replacement windows or doors, existing and proposed elevations must identify which are being replaced, with existing and proposed sections showing the glazing bar pattern and larger-scale details of glazing bars, beading and the spacing between panes. (source, checked 25 October 2026)
- For demolition, conservation areas and listed buildings, photographs of the existing building showing all affected spaces and features are likely to be required, dated, numbered and cross-referenced to the plans, with context photographs or accurate visual representations of the street scene. (source, checked 25 October 2026)
- Verified views are needed where London View Management Framework or other significant views are affected, and where a 3D model is provided it should be in fbx format and geo-located, as Westminster currently uses VU:CITY software. (source, checked 25 October 2026)
What Westminster householder planning application drawings have to show
A Westminster set is labelled for the council's own naming conventions, with a linear scale bar and a north point on every plan. In a conservation area or on a listed building we add the photographic record Westminster asks for, with each photograph dated, numbered and keyed to the plan so an officer can find the spot, and the context photographs that show the street scene.
Window and door replacements are drawn with the existing and proposed elevations, and glazing bar sections at a larger scale, because the list asks for the glazing bar pattern and the beading. Where demolition is involved the walls to go are hatched in red on the plans, sections and elevations, as the list describes.
