Planning drawings in Southwark, £795 fixed

Southwark publishes a visual guide to valid drawings: scale bar and north on every plan, a unique reference on every sheet, street-relative heights on a hill and an off-site datum on sections. Its householder list also asks for a fire safety form. We draw the set to that guide.

What Southwark Council asks of a householder planning application

From the council's Planning checklists: householder application; Examples of valid planning drawings (2025) (adopted current council checklist and July 2025 drawing guide, read 25 October 2026).

  • Southwark's householder checklist requires the application form, ownership certificate, CIL questions form, a fire safety strategy or reasonable exception form, a location plan, a site plan, and existing and proposed floor plans and elevations. (source, checked 25 October 2026)
  • Sections, roof plans, a levels or gradients plan, cycle parking information and a basement impact assessment may be needed as well, depending on the proposal. (source, checked 25 October 2026)
  • Southwark says the householder application type cannot be used for works to a flat, which need a full planning application instead. (source, checked 25 October 2026)
  • The council's valid drawings guide says floor plans and elevations must be drawn to scale (usually 1:100 or 1:50 at A3 or A4), show a scale bar, carry an accurate title and a unique drawing reference number and be clearly labelled; floor plans must also show north, and elevations must show all sides of the proposal. (source, checked 25 October 2026)
  • Elevations should label relevant materials and show heights relative to the street if the site is on a hill, and roof plans should label relevant materials. (source, checked 25 October 2026)
  • Sections should include an off-site datum point as a reference for levels, floor to ceiling heights, eaves, foundations and retaining structures if they might encroach onto adjoining land, and any voids within the building. (source, checked 25 October 2026)

What Southwark householder planning application drawings have to show

A Southwark set is drawn from the council's own visual guide. Every plan carries north and a scale bar, every sheet has a unique drawing number and a clear title, and the elevations show all sides with materials labelled. On a sloping road we add the street-relative heights the guide asks for, so the officer can read the building against the hill.

The sections carry an off-site datum point, floor-to-ceiling heights, and foundations or retaining walls that might reach your neighbour's land. We prepare the fire safety strategy or the reasonable exception form that Southwark lists with a householder application. And if the work is to a flat, we say at the start that it needs a full application rather than a householder one.

Southwark householder planning application questions

What does Southwark need on planning drawings?
Drawings to scale, usually 1:100 or 1:50 at A3 or A4, with a scale bar, an accurate title and a unique drawing reference, clearly labelled. Floor plans show north and elevations show all sides of the proposal with relevant materials. Sections need an off-site datum point and floor to ceiling heights, and we draw the set that way.
Does Southwark need a fire safety form for a householder application?
Southwark's householder checklist lists a fire safety strategy, or a reasonable exception form, among the things that must be included, alongside the application form, ownership certificate, CIL questions and the location, site, floor plan and elevation drawings. We complete the reasonable exception form with the application where a full strategy does not apply.
Can I use a householder application for a flat in Southwark?
No. Southwark says the householder application type cannot be used for works to a flat, which need a full planning application instead. Householder applications cover houses, for extensions, conservatories, loft conversions, dormers, garages, outbuildings, walls and porches. We confirm which route your property needs before drawing the set.
