Building regulations drawings in Lambeth, £695 fixed
Lambeth lets a building notice start after 48 hours but recommends five weeks for full plans, and lets a rejected set be resubmitted free within three months. We prepare construction drawings that answer the fire and water authorities Lambeth consults, so the first submission is the only one.
Householder application fee, paid to your council at submission.
Plus the Planning Portal's own charge if the application goes through the Portal: up to £149 including VAT, depending on the application type, and some types have none (source).

What Lambeth Council asks of a building regulations application
From the council's Make a building control application; Building work at home (adopted current council pages, read 25 October 2026).
- Lambeth says a building notice needs no plans and work can begin 48 hours after the council receives the application, while a full plans application requires a full set of plans and is slower, so it recommends submitting at least five weeks before starting on site. (source, checked 25 October 2026)
- A Lambeth leaseholder whose landlord is the council must check whether landlord's consent is needed, separately from planning permission and building control, by contacting Home Ownership Services. (source, checked 25 October 2026)
- Fees for both building notice and full plans applications must be paid in full on submission and depend on the type and scale of the development. There are no fees for building works for specific disabled needs, for example a ramp or an accessible toilet. (source, checked 25 October 2026)
- If full plans are rejected and revised plans for the same work are resubmitted within three months, no further application charge is payable. Lambeth sends a confirmation letter within three working days of receiving an application. (source, checked 25 October 2026)
- A paper full plans application normally needs two sets of plans, which Lambeth uses to consult other authorities in the borough such as the fire and water authorities. Lambeth charges for duplicate completion certificates. (source, checked 25 October 2026)
What Lambeth building regulations application drawings have to show
A full plans submission to Lambeth goes to the fire and water authorities as well as the building control surveyor, so the set has to answer their questions up front: escape routes, compartment walls, drainage runs and the structure, all drawn and specified. We issue it as electronic files for Lambeth's online form, and as two paper sets where the paper route is used.
Because a rejected set can be corrected and resubmitted free within three months, we keep a record of every comment and answer it on the drawings, so the second submission closes each point. If you are a council leaseholder, we remind you to ask Home Ownership Services about consent before the application goes in.
