Planning drawings in Kingston upon Thames, £795 fixed

Kingston turns away any application with a drawing that has to print larger than A3, and it bans 'not to scale' notes. It also asks for 45 degree daylight plans on extensions and 25 degree elevations on taller ones. We set every sheet up to that list before it goes in.

What Kingston upon Thames Council asks of a householder planning application

From the council's Householder Validation Local List (adopted February 2024 edition, read 25 October 2026).

  • Kingston will not accept any plan that must be printed on paper larger than A3. Drawings needing A2, A1 or A0 make the application invalid, and every plan should be on the same paper size. (source, checked 25 October 2026)
  • Drawings must use a conventional metric scale, be true to it, carry a scale bar that refers to the paper size (for example 1:100 on A3) and key dimensions, and must not carry disclaimers such as 'not to scale' or 'do not scale', except perspective images. (source, checked 25 October 2026)
  • Each drawing goes in its own PDF, not one combined file, with a title box giving the address and proposal, the drawing title, the date, the scale and the drawing number, with revisions identified, and a north arrow on every plan. (source, checked 25 October 2026)
  • Householder applications for extensions or outbuildings need 45 degree plans at 1:50 or 1:100 on both floor plan and elevation, naming the neighbouring windows and room uses; failing it on both plans calls for a daylight and sunlight report. (source, checked 25 October 2026)
  • Extensions of two or more storeys, roof extensions and two-storey outbuildings also need a 25 degree elevation plan at 1:50 or 1:100, and failing the 25 degree rule means a daylight and sunlight report must be submitted. (source, checked 25 October 2026)
  • 'Existing' means what is on the ground when the application is made, so works with permission or a lawful development certificate that are not yet started are shown as proposed, with the earlier reference number on the plans. The list also bars personal data such as phone numbers, signatures and car registrations from drawings. (source, checked 25 October 2026)

What Kingston upon Thames householder planning application drawings have to show

Kingston's rules start with format, so every sheet is built as an A3 print with a scale bar that says the paper size, and each drawing is its own PDF with a title box. We take 'not to scale' and 'do not scale' off the sheets, because the list bans them, and keep the applicant's phone number, email and signature off the drawings.

For an extension we add the daylight tests Kingston asks for. A 45 degree plan is drawn on the floor plan and again on the elevation, with your neighbour's window and the room it serves marked, and on a two-storey extension or loft we add the 25 degree elevation. If it fails both, we tell you before submission that a daylight report will be needed.

Answers

Kingston upon Thames householder planning application questions

What paper size does Kingston accept for planning drawings?
A3 is the maximum. The Householder Validation Local List says Kingston will not accept any plan that has to be printed on A2, A1 or A0 and will deem the application invalid, so every drawing must be formatted for A3 or smaller. Each sheet should be on the same paper size and kept as its own PDF.
Does Kingston need 45 degree plans with a householder extension?
Yes. The list asks for 45 degree plans on every householder extension or outbuilding, at 1:50 or 1:100, drawn on both the floor plan and the elevation, naming the neighbouring windows and the rooms they serve. If the proposal fails the rule on both, a daylight and sunlight report should go in with the application.
Can I write not to scale on drawings in Kingston?
No. The Kingston local list says drawings must be true to a conventional metric scale, with a scale bar tied to the paper size, key dimensions and a north arrow on plans. They must not carry disclaimers such as 'not to scale' or 'do not scale', except for perspective images, so we remove them from the sheets.
