Planning drawings in Kensington and Chelsea, £795 fixed

Kensington and Chelsea turns away drawings that print larger than A3, prefers 1:50, wants the paper size, scale and a 1m and 10m scale bar on each sheet, and warns that demolition not shown on the drawings is not approved. We build the set to that list.

What Kensington and Chelsea Council asks of a householder planning application

From the council's The Royal Borough of Kensington and Chelsea Submission Requirements for Planning Applications (adopted 10 March 2023 edition, linked from the council site and read 25 October 2026).

  • The council will not accept any document that needs to be printed on paper larger than A3; drawings formatted for A2, A1 or A0 make the application invalid. (source, checked 25 October 2026)
  • Drawings should be clearly titled and dated, at 1:50 or 1:100 (1:50 preferred), identify the print size and the scale at that size, carry a scale bar showing lengths of 1m and 10m and key dimensions, and show north on all floor plans. (source, checked 25 October 2026)
  • A householder site plan is required at 1:200 and other applications at 1:500, showing north, the proposal against site boundaries with written dimensions, adjoining buildings, roads and footpaths, points of access and public rights of way. (source, checked 25 October 2026)
  • Elevations should show the entirety of the adjoining buildings where relevant, so that relative heights and positions are clear, and where roofs, parapets or building lines are raised or extended the line of the existing should be shown as a dotted or coloured line. (source, checked 25 October 2026)
  • Demolition must be shown by hatching or colour and annotation, and the council says demolition not identified will not be approved under any planning permission granted. (source, checked 25 October 2026)
  • Where a proposal involves changes in ground or floor levels, such as lower ground floors or basements with lightwells, sections at 1:50 or 1:100 must show existing site levels and finished floor levels related to a fixed off-site datum point. (source, checked 25 October 2026)

What Kensington and Chelsea householder planning application drawings have to show

A Kensington and Chelsea set is formatted for A3 and no larger. Each sheet names its paper size and scale, such as 1:50 at A3, with a scale bar showing 1m and 10m lengths and key dimensions, and the floor plans show north. We draw at 1:50 where the council prefers it, and number the sheets so the sequence is simple to follow.

The elevations show the neighbouring buildings in full, and a raised roof, parapet or building line has the existing line drawn in dotted or colour. All demolition is hatched and annotated, because the council says demolition left unidentified is not approved. For a lower ground floor or basement, the sections tie levels to an off-site datum and show the lightwells.

Answers

Kensington and Chelsea householder planning application questions

What is the largest drawing size Kensington and Chelsea accepts?
A3. The council's submission requirements say it will not accept any document that needs to be printed on paper larger than A3, and drawings formatted for A2, A1 or A0 will make the application invalid. Each drawing should state its print size and the scale at that size, for example 1:50 at A3, so every sheet is set up that way.
What scale does Kensington and Chelsea want drawings at?
1:50 or 1:100, with 1:50 often preferable, together with a scale bar showing lengths of 1m and 10m, key dimensions, and north on every floor plan. Site plans are 1:200 for a householder application and 1:500 for others. Window details are helpful at 1:10 or larger, and listed buildings need 1:20 details or larger.
Does Kensington and Chelsea need demolition shown on the drawings?
Yes. Existing buildings or walls to be demolished must be shown clearly by hatching or colour and annotation. The council says it is most important that all demolition is clearly identified, because demolition not identified will not be approved under any planning permission granted. We hatch it on the plans, elevations and sections.
