Planning drawings in Islington, £795 fixed
Islington's April 2024 validation list is unusually specific about drawings: neighbouring windows on every plan, blank and lightwell elevations, demolition on its own hatched set and every PDF under 5Mb. We draw to it from the start, so your planning application is valid when it arrives.
Householder application fee, paid to your council at submission.
Plus the Planning Portal's own charge if the application goes through the Portal: up to £149 including VAT, depending on the application type, and some types have none (source).

What Islington Council asks of a householder planning application
From the council's Local Validation Requirements for Planning Applications, Part 1: Plans, drawings and photographs (adopted 12 April 2024).
- Islington says neighbouring properties and their windows must always be shown on plans, elevations and sections, existing and proposed, and that existing and proposed ground levels must be shown for any extension or new building. (source, checked 25 October 2026)
- Where demolition is proposed, its extent must be clearly hatched and shown on a separate set of drawings. Drawings need a unique number and title, a scale bar, and must not say "do not scale". (source, checked 25 October 2026)
- Elevations must show every altered side, including blank elevations and those part attached to a neighbour or facing a shared lightwell. For an extension the existing elevation is shown alongside, with the new work clearly indicated. (source, checked 25 October 2026)
- Wall, roof, window and door materials must be annotated by make, type and colour, with the manner in which new windows open, and floor plans carry a north point and a roof plan where the roof changes. (source, checked 25 October 2026)
- Cross and long sections are needed for all new and altered buildings, with detailed junction sections at 1:20 or 1:10 where they explain key interventions, and full level information on sloping sites. Electronic documents must be PDFs, each no more than 5Mb. (source, checked 25 October 2026)
What Islington householder planning application drawings have to show
Islington's list reads like a drawing standard, so we draw to it. Every sheet carries a unique number, a title and a scale bar. The neighbour's windows are drawn on the plans, sections and elevations next to your extension, and the lightwell side of a terrace is shown even when nothing on it changes.
Demolition goes on its own hatched set, ground levels are shown on both existing and proposed drawings, and the materials are annotated by make, type and colour so the officer does not have to ask. We split the PDFs so each stays under the 5Mb limit, as the council asks.
