Heritage statement in Islington, from £565 fixed
Islington's April 2024 validation list spells out what a heritage statement for a listed building must hold, from a schedule of every work to annotated photographs. For windows and doors it asks for drawings at 1:20, 1:5 and 1:2. We write the statement and draw the details together.
Householder application fee, paid to your council at submission.
Plus the Planning Portal's own charge if the application goes through the Portal: up to £149 including VAT, depending on the application type, and some types have none (source).

What Islington Council asks of a heritage statement
From the council's Validation Requirements (April 2024 update), section 3.5 Heritage Statement (adopted April 2024).
- Islington has 42 conservation areas, each an area of special architectural or historic interest whose character or appearance it is desirable to preserve or enhance. (source, checked 25 October 2026)
- Section 3.5 of the validation list asks a heritage statement for listed building consent to include an analysis of significance, a schedule of works with materials and methods, the impact on that significance and why alternatives could not be accommodated, annotated photographs, and a justification for the works. (source, checked 25 October 2026)
- Where lost or damaged features are to be reinstated, the council asks for historic evidence such as historic plans or photographs, or else evidence of original features on similar properties. (source, checked 25 October 2026)
- For alterations to windows, doors and shopfronts the list asks for existing and proposed elevations and sections at 1:20 or less, details such as frames, cills, mouldings and meeting rails at 1:5 or less, and glazing bars at 1:2. (source, checked 25 October 2026)
What Islington heritage statement drawings have to show
Islington's checklist reads like a contents page, so the statement follows it: the significance of the listed building and its conservation area, a numbered schedule of every work, the effect of each on that significance, and the reasons a less harmful option would not work. Photographs are annotated with the room and the drawing reference they relate to, as the list asks.
The drawings carry the most weight on window and door work. We draw replacement sashes and doors at 1:20, the profiles of frames, cills and meeting rails at 1:5 and the glazing bars at full or half size, so the officer can compare them with the originals. Where a lost feature is reinstated, the statement shows the historic photograph or the matching original on a neighbouring house.
