Building regulations drawings in Islington, £695 fixed

Islington council leaseholders must use the council's own building control and get approval before the landlord decides, and a three-year lapse rule applies to every application. We prepare construction drawings with that order in mind, and check drains, doors and exemptions before the set goes in.

What Islington Council asks of a building regulations application

From the council's Building control FAQs (adopted current council page, read 25 October 2026).

  • Islington council leaseholders who want to alter their property have to use Islington's Building Control service, and must get building regulation approval before the landlord makes a decision, as part of their lease terms. (source, checked 25 October 2026)
  • A porch or conservatory built at ground level and under 30 square metres is exempt if its glazing meets the Part N safety requirements and no alteration is made to the house. Every other extension to a house needs building regulations approval. (source, checked 25 October 2026)
  • If work has not started within three years of the deposit of plans, or submission of a building or initial notice, the application is declared void and a new one must be made, with any changes to the regulations since then and a new charge. (source, checked 25 October 2026)
  • Islington refers owners building over or near a drain or sewer to its Build Over Agreement booklet, and replacement windows need approval unless a contractor registered with a competent person scheme self-certifies the work. (source, checked 25 October 2026)
  • Replacing a flat entrance door in an Islington council leasehold property needs a full plans application, and the new doorset must be a type FD30S with a self-closing device, backed by a fire test certificate and installed to it, with an inspection during fitting. (source, checked 25 October 2026)

What Islington building regulations application drawings have to show

If you are an Islington council leaseholder, the approval comes before the landlord's decision, so the construction drawings and the specification have to be ready earlier than they would be elsewhere. We prepare the sections, structural notes and fire details as a single set, and mark clearly where a flat entrance door or a compartment wall is involved.

For work near a drain we check the sewer position and tell you whether the Build Over Agreement process applies before the set is issued. For a ground-floor porch or conservatory under 30 square metres we confirm the exemption conditions, including the Part N glazing, so you know whether to submit anything at all.

Islington building regulations application questions

Do Islington council leaseholders have to use council building control?
Yes. Islington says council leaseholders who want to alter their property have to use its Building Control service, and that approval must be obtained before the landlord makes a decision, as part of the lease terms. We prepare the drawings and specification in time for that sequence.
Do I need building regulations approval for a conservatory in Islington?
Not if it is at ground level, under 30 square metres, its glazing meets the Part N safety requirements and no alteration is made to the house. Islington says any other extension to a house needs approval. We confirm the conditions against your plans before advising you.
What does Islington require for a replacement flat front door?
For a council leasehold flat, a full plans application, with a type FD30S doorset that has a self-closing device, a fire test certificate, installation to that certificate and an inspection during fitting. Islington notes that approval is needed for the replacement of a flat entrance door.
