What Hounslow Council asks of a building regulations application

From the council's Building regulations approval: when you need approval (adopted current council page, read 25 October 2026).

  • Hounslow says full plans are usually used for major projects like new buildings, extensions or alterations to a building, or a change of use, and that you need to submit full plans of the work. (source, checked 25 October 2026)
  • Hounslow lists chimney breast removal, recovering of roofs, installing a new bathroom, converting a garage to a room, forming a through lounge and replacing windows as the smaller projects usually done by building notice, and says work can start 48 hours after notice is given. (source, checked 25 October 2026)
  • A regularisation certificate can be applied for on any unauthorised works started from 11 November 1985, and the council may visit the site and make tests before certifying that the requirements have been met. (source, checked 25 October 2026)
  • Work defined as individual assessment, or in excess of 150,000 pounds, is quoted on request using an individual assessment form rather than from the standard schedule of charges. (source, checked 25 October 2026)
  • To build over or near a sewer, Hounslow says to apply for an agreement from Thames Water, and for building on or near former landfill the council publishes a small developments landfill condition guide. (source, checked 25 October 2026)

What Hounslow building regulations application drawings have to show

In Hounslow we choose between the two routes for you. A chimney breast removal or a garage conversion can go as a building notice, which lets work start after 48 hours, but we still draw the structure so the builder and the inspector work from the same sheet. A loft, rear extension or change of use goes in as full plans, with the drawings the council asks for.

The set marks any sewer within reach of the new work, so the Thames Water agreement is asked for before foundations, and flags former landfill on the site plan so the gas protection details are in the first submission. A job over the council's individual assessment threshold goes to Hounslow with the drawings it needs to quote.

Hounslow building regulations application questions

Which Hounslow building works can use a building notice?
Hounslow lists chimney breast removal, recovering of roofs, installing a new bathroom, converting a garage to a room, forming a through lounge and replacing windows. No plans need be sent with the notice, though the council may ask for more information later, and work can start 48 hours after notice is given.
Can Hounslow regularise building work done years ago?
Yes. Hounslow says you can apply for a regularisation certificate for any unauthorised works started from 11 November 1985. Before it certifies that the requirements have been met, the council may need to visit the site and make tests, so we draw up the as-built plans and details for it.
What do I need in Hounslow if I build over a sewer or on landfill?
Hounslow says to apply to Thames Water for an agreement before building over or near a sewer. For building on or near former landfill it publishes a small developments landfill condition guide. We mark both on the site plan, so the foundations and gas protection are dealt with in the first submission.
