Building regulations drawings in Ealing, £695 fixed

Ealing building control checks full plans in 10 working days, decides within five weeks, keeps an approval valid for three years, and asks for structural calculations on every loft conversion. It will not take a building notice within 3.0m of a public sewer. We prepare the set to those rules.

What Ealing Council asks of a building regulations application

From the council's Building control application forms and charges; further information and guidance (adopted current council pages, read 25 October 2026).

  • Ealing says full plans are checked within 10 working days and a list of observations produced, amendments are processed within three working days, and a formal decision notice follows within five weeks unless an extension to two months has been agreed. (source, checked 25 October 2026)
  • Approved plans and assessed charges are valid for up to three years even if regulations and charges change, and if work does not start within three years a new application must be made. (source, checked 25 October 2026)
  • A rejection notice is automatically resubmitted for approval or conditional approval once the outstanding issues are resolved, with no additional charge for resubmission. (source, checked 25 October 2026)
  • Ealing says a building notice cannot be used for work covered by the Regulatory Reform (Fire Safety) Order 2005, for a building fronting a private street, or where an extension, erection or underpinning is over or within 3.0m of a public sewer, and that structural calculations will always be required for a loft conversion. (source, checked 25 October 2026)
  • Work can begin 24 hours after a valid application, but if work starts on a full plans application before approval it continues at the owner's risk. (source, checked 25 October 2026)
  • Regularisation is an option only if the unauthorised work was carried out after 11 November 1985, and Ealing warns that work done without an application is recorded as a contravention that can hold up a sale, a mortgage or an insurance claim. (source, checked 25 October 2026)

What Ealing building regulations application drawings have to show

In Ealing we normally submit full plans because the council gives a written decision, and on a loft the structural calculations are needed whichever route you take. The drawings show the sewer position from the Thames Water map, because an extension or underpinning within 3.0m of a public sewer cannot go through a building notice at all.

Our set is checked against the observations list Ealing returns after its 10 working days, so most queries are answered before they are raised. We note the three-year start date on the cover sheet so you do not start late and lose the approved plans, and we show the work in enough detail that a decision notice, rather than a conditional approval, is likely.

Ealing building regulations application questions

How long does Ealing building control take to check full plans?
Ealing says plans are checked within 10 working days and a list of observations produced. Amendments sent in answer are processed within three working days, and a formal decision notice follows within five weeks, unless an extension to two months has been agreed. A rejection is resubmitted at no extra charge once the issues are resolved.
Can I use an Ealing building notice for a loft conversion?
A building notice is allowed for small domestic work, but Ealing says structural calculations will always be required for a loft conversion even though no detailed plans are needed. It cannot be used within 3.0m of a public sewer, or for buildings fronting a private street, so many projects need full plans anyway.
How long do Ealing building regulations approvals last?
Approved plans and assessed charges are valid for up to three years, even if the regulations and charges change. If work has not started within three years of receipt of the application, Ealing says a new application must be made. Work can start 24 hours after a valid application, but before approval it is at the owner's risk.
