Bromley's validation guidance asks for key dimensions on every drawing, including overall height rather than just the eaves, both flank elevations for any rear extension and each drawing as a single-page PDF. We draw to those rules so the public can read the plans online.

What Bromley Council asks of a householder planning application

From the council's Validation Guidance and List of Requirements: Planning Applications (adopted current guidance (undated), read 25 October 2026).

  • Bromley wants plans scaled accurately, stating the scale, with key dimensions annotated: the width, height and depth of the proposed works, the distance to site boundaries, and the overall height rather than just the height to the eaves. Plans must be submitted as separate single-page PDF files. (source, checked 25 October 2026)
  • Key dimensions are asked for on extensions at ground and first floor, outbuildings, heat pumps, roof height increases, solar panels, dormers, boundary fences and gates, vehicle access, refuse and cycle storage, and for new windows on window-only applications. (source, checked 25 October 2026)
  • Both flank elevations are required for a rear extension even if the property is semi-detached or terraced. Elevations must show the full exterior of every side being altered, with window and door detailing, and be scaled at 1:50 or 1:100. (source, checked 25 October 2026)
  • Drawings must be accurate and correlate with their partner drawings, may show existing and proposed together where possible, must not include other proposed works such as permitted development not yet carried out, and retrospective applications must title existing and pre-existing drawings clearly. (source, checked 25 October 2026)
  • For new dwellings, including conversions, proposed floor plans must be annotated with unit size and show any parts of the floor area with a head height under 0.9m and under 1.5m, and sections at 1:20 are asked for on new buildings or substantial extensions to sensitive buildings. (source, checked 25 October 2026)

What Bromley householder planning application drawings have to show

Bromley wants measurements written on the plans so the public can read them online, so every extension, dormer, outbuilding and boundary change is dimensioned for width, depth and overall height, with the distance to the boundary. The height is the overall height, not just to the eaves. We submit each drawing as its own single-page PDF as the guidance asks.

On a rear extension we draw both flank elevations, even for a terrace, and keep the drawings consistent with one another, since the guidance says they must correlate. We leave permitted development that has not been built off the proposed drawings. For a new flat, the plan is annotated with unit size and the low-ceiling areas, which are drawn at the heights the guidance names.

Bromley householder planning application questions

What dimensions does Bromley want on planning drawings?
Key dimensions: the width, height and depth of the proposed works, the distance to site boundaries, and the overall height rather than only the height to the eaves. They are needed for extensions, outbuildings, dormers, solar panels, fences and gates, vehicle access, and new windows, so the public can view them online.
Does Bromley need both side elevations of a rear extension?
Yes. The guidance says both flank elevations are required for a rear extension even if the property is semi-detached or terraced, and elevations must show the full exterior of every side being altered, scaled at 1:50 or 1:100. Our elevation sets include both flanks as standard.
How does Bromley want planning drawings submitted?
As separate single-page PDF files, accurately scaled with the scale stated, each with a unique drawing number. Existing and proposed can be shown together where possible, but the drawings must correlate with each other and must not include proposed work that is not part of the application.
