Building regulations drawings in Bromley, £695 fixed
Bromley says loft conversions, structural alterations and larger extensions should go through a Full Plans application, with detailed plans, specifications, calculations and a location plan. We prepare that set to the post-June 2022 Part F and L standards, so the approval notice arrives within the five weeks.
Householder application fee, paid to your council at submission.
Plus the Planning Portal's own charge if the application goes through the Portal: up to £149 including VAT, depending on the application type, and some types have none (source).

What Bromley Council asks of a building regulations application
From the council's Building control regulation approval: Full Plans approval (adopted current council pages, read 25 October 2026).
- Bromley says its Full Plans procedure suits new buildings, extensions or alterations other than small single storey domestic extensions, extensive internal structural alterations and loft conversions. (source, checked 25 October 2026)
- A Full Plans application needs fully detailed plans, specifications, calculations and other supporting details, scaled to the size and type of work, with a location plan showing the building relative to neighbouring roads and a Client Authorisation form where an agent applies. (source, checked 25 October 2026)
- If the work complies, Bromley issues an approval notice within five weeks or, where extended by agreement, two months, and it may add conditions to an approval with your written agreement. (source, checked 25 October 2026)
- On completion the person doing the work must submit a Notice of Completion when requesting a completion inspection, and without that form Bromley cannot issue a Completion Certificate. (source, checked 25 October 2026)
- Applications received on or after 15 June 2022 for new dwellings, extensions and alterations are subject to the revised Part F and Part L regulations, and Bromley says a Full Plans approval can help when borrowing from a lender and give builders an accurate quote. (source, checked 25 October 2026)
What Bromley building regulations application drawings have to show
Bromley names loft conversions and structural alterations as full plans work, so for a typical Bromley loft the set includes the structure, staircase, fire escape and insulation details, with the calculations beside them. The location plan shows the house against the neighbouring roads, and the Client Authorisation form is completed when we submit on your behalf.
The construction drawings also show the Part F ventilation and Part L energy details required for applications since 15 June 2022, so that the approval notice is issued within the five weeks (or two months by agreement) Bromley allows. We remind you that the Notice of Completion is yours to submit at the end.
