Planning drawings in Barnet, £795 fixed
Barnet's householder validation checklist wants a scale bar of at least 5 metres, every tree within 15m plotted, and, in conservation areas, window schedules at 1:10 or 1:5 and a 1:200 street scene. We draw to it, so your householder application is accepted without a request for more.
Householder application fee, paid to your council at submission.
Plus the Planning Portal's own charge if the application goes through the Portal: up to £149 including VAT, depending on the application type, and some types have none (source).

What Barnet Council asks of a householder planning application
From the council's Planning Application Validation Checklist 1: works to a dwelling house (householder applications) (adopted current checklist, read 25 October 2026).
- Barnet drawings must be to a recognised metric scale, 1:50 or 1:100, with a scale bar showing a minimum length of 0 to 5 or 0 to 10 metres, a drawing reference number and the site address on each sheet, and must not say "Do not scale". (source, checked 25 October 2026)
- The block plan is at 1:200 or 1:500, showing boundaries, other buildings on the site, buildings on adjoining sites and any trees within 15m. Trees within 15m of an extension must also appear on the drawings. (source, checked 25 October 2026)
- Existing and proposed floor plans, elevations, roof plans (unless the roof does not change) and sections (unless only minor elevational changes) are required, with finished floor levels where internal or external levels change, including patios and decking. (source, checked 25 October 2026)
- For replacement windows in a conservation area Barnet wants a window schedule with existing and proposed elevations and cross-section details at 1:10 or 1:5, and the drawings should confirm that no external trickle vents are proposed. (source, checked 25 October 2026)
- An existing and proposed street scene at 1:200 and photographs or photomontages are advised, particularly in conservation areas or for listed buildings, and every application needs the Community Infrastructure Levy additional information form. (source, checked 25 October 2026)
What Barnet householder planning application drawings have to show
A Barnet householder set is drawn with the tree survey in mind: any tree within 15m of the extension is plotted on the block plan and the floor plans, as the checklist asks, ahead of any tree survey. Each sheet carries the address, a drawing reference and a scale bar of at least 5 metres, with the scale never replaced by a do-not-scale note.
For windows in a conservation area we add a window schedule with the existing and proposed elevations and 1:10 or 1:5 cross-sections, and state on the drawing that no external trickle vents are proposed. In conservation areas and for listed buildings we also draw the 1:200 street scene Barnet advises, so the officer sees the extension next to its neighbours.
