Heritage statement in Barnet, from £565 fixed
Barnet asks for a full heritage statement on work to a listed building, but for minor work to a house in one of its 16 conservation areas the heritage case can sit inside the design and access statement. Its July 2025 checklist also wants landscaping and advises a street scene drawing.
Householder application fee, paid to your council at submission.
Plus the Planning Portal's own charge if the application goes through the Portal: up to £149 including VAT, depending on the application type, and some types have none (source).

What Barnet Council asks of a heritage statement
From the council's Validation Checklist: works to a dwelling house (July 2025) (adopted July 2025).
- Barnet's July 2025 householder checklist requires a proportionate heritage statement for extensions and alterations to listed buildings; for minor works to positive buildings, locally listed buildings and buildings in a conservation area, heritage issues can go in the design and access statement where one is required. (source, checked 25 October 2026)
- The checklist asks for proposed landscaping for developments in conservation areas or affecting the setting of listed buildings, and street scene drawings are advised for applications in conservation areas or affecting listed buildings. (source, checked 25 October 2026)
- Barnet's 16 conservation areas run from College Farm and Golders Green to Totteridge and Wood Street, and the council asks residents to read the conservation area's character appraisal before applying. (source, checked 25 October 2026)
- Trees in Barnet conservation areas are protected by law, and the council says it is an offence to demolish, alter or extend a building in a conservation area without consent. (source, checked 25 October 2026)
What Barnet heritage statement drawings have to show
In Barnet the first decision is which document the heritage case goes in. For a listed building we write a full heritage statement. For an unlisted house in one of the 16 conservation areas, or a positive or locally listed building, minor works can be argued inside the design and access statement, and we write that section to the same standard, quoting the character appraisal for the area.
The drawings carry the rest. Conservation area schemes in Barnet need proposed landscaping, and a street scene elevation is advised, so the set shows the house beside its neighbours. Replacement windows are drawn at 1:10 or 1:5 with no external trickle vents, and any tree within 15 metres is plotted, because work to trees in a conservation area is protected by law.
