What Camden Council asks of a building regulations application

From the council's Building control: step-by-step guide (adopted current council guide, read 25 October 2026).

  • Camden says a building notice suits smaller domestic work that does not affect the layout of the building, needs no detailed plans, can start within 2 days and gets no formal approval, while a full plans application is recommended for any building work. (source, checked 25 October 2026)
  • Camden requires a full plans application if you are a leaseholder in a residential property, or if the works relate to a designated use such as shops, offices, railways or hotels, are over a sewer, or involve a building fronting a private street. (source, checked 25 October 2026)
  • A full plans decision comes within 6 weeks, or 2 months for more complex proposals. An application may be approved, approved with conditions, or rejected, and a rejected one can be resubmitted without a further charge. (source, checked 25 October 2026)
  • If work has not started within 3 years of validation the application must be resubmitted and fees paid again, and if work stops for more than 3 years there is a minimum charge for 2 hours of surveyor time to review the original plans. (source, checked 25 October 2026)
  • From 1 October 2026 the Building Safety Levy applies to new residential dwellings and purpose-built student accommodation, and Camden can reject a full plans application that omits the required levy information. Higher-risk buildings go to the Building Safety Regulator instead. (source, checked 25 October 2026)

What Camden building regulations application drawings have to show

In Camden the first question is the route, not the drawing. A leaseholder in a flat must make a full plans application, so the set has to be complete before anything is submitted: floor layouts, cross-sections, construction details and specification notes, with structural calculations where a wall or beam changes. A freeholder doing a small domestic job might use a building notice, but the drawings are still what the builder works from.

We also check the three Camden triggers before choosing: whether the work is over a sewer, whether the building fronts a private street, and whether the building is a higher-risk one that belongs with the Building Safety Regulator. If the job is a new dwelling, we flag the Building Safety Levy information that Camden says it can reject an application for omitting.

Camden building regulations application questions

Does a Camden leaseholder need a full plans application?
Yes. Camden's step-by-step guide says you must make a full plans application if you are a leaseholder in a residential property. A building notice, which gets no formal approval, is not available to you. We prepare the construction drawings and specification notes that application needs.
How long does Camden building control take to decide?
Camden says it will give a decision on a full plans application within 6 weeks, or 2 months for more complex proposals. A building notice gets no formal decision, and you may start work 2 days after submitting it. Rejected full plans can be corrected and resubmitted without a charge.
What happens if my Camden building work starts late?
If work has not started within 3 years of the application being validated, you must resubmit and pay the fees again. If work stops for more than 3 years, Camden charges a minimum of 2 hours of surveyor time to review the original plans, at the hourly rate on the day the job restarts.
