A constraints report for one address starts at from £19 with us, and the fee is credited against drawings if you go ahead. It lists the conservation area, Article 4, listing, flood zone and other designations that apply to the address.

It is the shortest check worth paying for, and it answers the question that comes before every other: does the usual rulebook apply to this house?

Why do designations matter?

Because each can change what you may build. An Article 4 direction withdraws a permitted development right in an area (article 4). A conservation area brings the duty to preserve or enhance its character (section 72) and a six-week notice for certain tree work (GOV.UK). Flood Zones 2 and 3 need a flood risk assessment (GOV.UK).

What does it not tell you?

Whether the council will grant a scheme, which it alone decides. Maps and registers can lag behind new directions, so we say what we confirmed and what we could not. For the full history of the property, the pre-purchase report goes further.

What do I do with the result?

Use it to choose the route. Flats have no permitted development rights (MHCLG). If a flood zone applies, see our flood risk assessment post. Council local lists decide which extra documents are needed (MHCLG).
