What is different about planning in Essex?

Epping Forest District borders four London boroughs, and the forest itself shapes the rules. The district's Local Plan 2011 to 2033 was adopted on 6 March 2023 (council), and the council's guidance on the Epping Forest Special Area of Conservation notes that most visitors to the forest live within 6.2 km of it (guidance note). For a householder the practical differences are paperwork: a sustainability checklist and statement with every application, and 26 conservation areas to check (council list). Our Essex page is Epping Forest. We cover more councils over time and add each one only when its local facts are sourced to the council itself, with no dates promised.

Costs, heritage and protected land in Essex

The Epping Forest Special Area of Conservation guidance sets a mitigation tariff per new dwelling, £1,852.63 within 3 km of the forest and £343.02 from 3 to 6.2 km (guidance note). The council is consulting on an updated draft Community Infrastructure Levy charging schedule until 30 October 2026, and we have not found a charge in force (council), so check before assuming either way.
