What is different about planning in Buckinghamshire?

Planning in Buckinghamshire is decided by one unitary council. Buckinghamshire Council took over from the Aylesbury Vale, Chiltern, South Bucks and Wycombe district councils in 2020, but each former district keeps its own householder guidance, listed on the council's local planning guidance page, so homes in High Wycombe and Aylesbury are not judged against the same design guide (council guidance page). About half of the Chilterns National Landscape lies in the county (council landscape policy), and in the Green Belt the council asks extension floor plans to show the measured volume. Our Buckinghamshire page is Buckinghamshire Council. We cover more councils over time and add each one only when its local facts are sourced to the council itself, with no dates promised.

Householders extending their own home can claim relief from the Community Infrastructure Levy, but must apply and serve a Commencement Notice before work starts (council). Near Burnham Beeches, a Special Area of Conservation, some development pays a mitigation contribution under a dedicated SPD (council).

We publish one Buckinghamshire council so far. A council gets a page only once its local facts are sourced to the council itself.
