Do I need planning permission?

Plenty of London home improvements need no planning permission at all. Nobody else in this market volunteers that, because the application is the thing they are selling.

Three questions, one honest answer, and the fee for the route you actually need. If the answer is permitted development you will still need building regulations drawings, and a certificate of lawfulness from £950 is what proves it when you sell.

Rules applied: Town and Country Planning (General Permitted Development) (England) Order 2015, Schedule 2 Part 1, as amended. Conservation areas, Article 4 directions and listed status remove or restrict these rights. A checker cannot see your title or local designations — treat the result as a starting point, not a legal opinion.

What kind of property is it?

The rules behind the answer

The checker applies the limits in the Town and Country Planning (General Permitted Development) (England) Order 2015 for houses: 40m³ and 50m³ loft volumes, 3m and 4m rear depths (6m and 8m by prior approval), outbuilding height and coverage limits, and the C3 to C4 small HMO change of use. Flats have no permitted development rights at all.

The permitted development guide works through every limit project by project, with the legislation linked. If you do need an application, the planning drawings service and the price list set out exactly what it costs.
