What is different about planning in Kent?

We cover two Kent councils, Sevenoaks and Dartford, and they differ. Most of Sevenoaks is protected land: the council's housing delivery test action plan puts the district at 93% Green Belt, with 60% in the Kent Downs and High Weald National Landscapes (council action plan, 2025). Its householder checklist asks Green Belt applicants for plans of the whole house, and its Residential Extensions SPD has separate sections for the Green Belt, the AONB and conservation areas. The district has 41 conservation areas (council list). Dartford has used an updated local list of validation requirements since 1 July 2026, which asks for street scene drawings where heights differ notably from the neighbours and for levels with sections on sloping ground (council). Our Kent pages are Dartford and Sevenoaks. Other Kent councils have their own rules and are not covered yet. We cover more councils over time and add each one only when its local facts are sourced to the council itself, with no dates promised.

Costs, heritage and protected land in Kent

Sevenoaks charges the Community Infrastructure Levy (base rates set in 2014), and an extension of 100 square metres or more can be liable; exemptions exist, so ask the council before you budget for it (council guidance). Dartford charges £186 for householder pre-application advice by letter and £372 with a meeting, including VAT (2026-27 charges), and its Article 4 directions on houses in multiple occupation apply north of the A2 now and south of it from 10 December 2026 (Dartford charges, Dartford HMO rules). Dartford also appears in the national planning data register with five older directions from 1976 to 1984, three of which the register records as removing householder extension rights; we have not read the directions themselves (national register).

We publish two Kent councils so far. A council gets a page only once its local facts are sourced to the council itself.
